We have a volunteer Board of Directors.
All owners in good standing are eligible and encouraged to serve on the board and various committees.

Monthly HOA dues: $463  (as of January 1, 2026)

HOA dues cover water, landscaping, exterior building maintenance (excluding doors and windows), fencing, roads/driveways, swimming pool, and clubhouse.


 

Clarification of Amenity Use Rules

Dear Homeowners,

​

The Mt. Vernon Village Board of Directors is issuing this notice to clarify existing policies regarding common amenity use, as established in our CC&Rs and Bylaws.

​

This clarification follows a recent incident where the authorized use of facilities was challenged by non-residents, so we are reinforcing our long-standing rules to protect the appropriate use of our community assets for you, our residents.

Key Clarifications

The right to use common amenities (pool, clubhouse, etc.) is tied directly to the occupancy of the unit.
 

  • Amenities are for Residents Only: All common areas and amenities are strictly reserved for current MVV Residents and their invited social guests.
     

  • Primary Residence Required for Owner Use: Owners may only use amenities if the unit is their primary residence (occupied for $183+ days per calendar year).
     

  • Occupancy Transfers Rights: If the unit is occupied by a non-owner for 30 or more consecutive days, the exclusive right to use all amenities automatically transfers to the current resident occupant(s).
     

  • Non-Occupant Owner Use: Non-occupant owners forfeit personal amenity use rights. They may only use amenities when invited and accompanied by the current primary resident occupant (as that resident's guest).
     

  • Commercial/External Use is Prohibited: Facility use by an external group (e.g., non-resident clubs or businesses) for commercial activities, business meetings, or any organized meeting is strictly prohibited.
     

This notice ensures fair and responsible use of common areas by authorized residents, consistent with our governing documents.
